There is a ton of bad advice out there when it comes to prospecting Realtors and building a marketing strategy that works.
For starters, you may believe you must have super powers to overcome Realtors' loyalty to in-house lenders or competitors.
It's a myth called Super Power Poison.
However, the truth is it only takes showing a Realtor how you can help them solve a problem that's holding them back and you become their hero instantly.
And once you discard that mistaken belief, you may find that the popular myth of cold calling the top 40 Realtors every week also falls by the wayside.
Many folks I know bought into this one ... however, the truth is if you go where there is no competition you can have more fun and make more money with less effort.
Another common myth in the mortgage community is really a deal-breaker. You may fall victim to "Following the Crowd".
Following the Crowd is when you attend broker caravans, networking events and visit open houses to meet Realtors...
...but believe it or not you will accomplish more by leveraging the Law of Attraction so you make it super easy to finding Realtors who are the right fit.
So how did all this misinformation get around?
Some believe it's all thanks to so-called 'gurus' who never had more than a handful of Realtor relationships themselves (how can they relate to you?) and well-meaning people, like sales managers who never have called upon Realtors in a day of their life...
...while I lean toward thinking it's traditions that may have served you well earlier, yet no longer do at the root of it all.
Regardless, there is one universal truth when it comes to originating more loans...
and it just so happens to be...
If you want to know what's really holding you back from rocking those Realtors like a boss it's this:
Wishing for success without a reason that the future will be different.
Think of it this way: It's doing the same thing, day after day, but expecting better results.
Hopium can lead to far worse problems than wondering. (as in, "I wonder when Ms. Realtor is going to refer that buyer she promised!)
For example, it can lead to concerns like your pipeline drying up unexpectedly...
...and this is a far more serious concern than most loan officers realize, as you may have to spend money you don't have to get your production going again.
It can also lead to feeling like a failure ...and that's something you need to be aware of because you will sabotage success at every opportunity without realizing it.

So what triggers Hopium? Are there red flags you should pay attention to? And how can you spot it before it happens again?
For starters, you need to pay attention to false promises. When this happens, Hopium is often just around the corner.
Fortunately, the way around it is to never stop prospecting.
Here's another Hopium trigger: procrastination.
This one can sneak up on you, but here's how to handle it: write down your #1 goal and the top three things you need to do right now to achieve it.
Then write down the name of one person who is relying on you to make it happen.
As helpful as these tips may be, they are not the ultimate solution. However, in order to convey the impact and power this can bring into your life, I first need to let you in on the backstory.
This is what laid the foundation that led me to creating a permanent solution to Hopium... and a path to helping loan officers never worry again about Realtors that made all the difference in the world...
One of the secrets to my success in attracting higher paying clients is the leveraging the power of role models. I learned over the years to be very selective.
And even more important: I learned to spot consistent patterns.
It's great when something works for one person, or two. That may help you in the short term. However, I decided to "pattern spy". I wanted to see if the ultra-successful had traits in common. That way I could discount factors like experience, luck, and natural gifts.
One of my favorite marketing success patterns story involves Napoleon Hill. Let me share why, and see if you can spot the pattern I did that led to such success.
Born into poverty in rural Virginia at the end of the 19th century, Hill suffered bouts of depression and loneliness as he struggled to become a financial success.
But it was when he met Andrew Carnegie that his life changed forever and he went on to write one of the most successful self-help books of the 20th century: Think and Grow Rich.
You can see the influence of Hill in everything from the success sermons of Tony Robbins to the popular book, "The Secret", which is based on Hill's Law of Attraction.
Napoleon Hill taught himself to study the success of others and mimic what made them successful.
You hear stories like that of Napoleon Hill and you may be tempted to think to yourself, "Yeah, but folks like that usually are born with it."
Is that true? Not at all.
The simple fact is your success is based on your own desires and willingness to take action and overcome your fears.
And have you ever said this to yourself?
"Sure, inspiring, but I'd have to compete with in-house lenders and loan officers who are more established or who already have Realtor relationships to pull it off."
You know, In reality, it just takes a single idea that can change everything regardless of your experience.
Another myth is that successful loan officers seem to have more time for marketing to Realtors.. It sounds reasonable, but it's simply a myth...

I spent the past several years studying more than 2 dozen top loan officers and this really stuck out as a quality they all shared:
